The Rental Program:
As a villa owner, you are completely at liberty to use your home as a full- or part-time residence, strictly as a rental property, or a combination thereof.
The income potential of the villa depends on several factors:
(1) Availability for rent
(2) Percentage occupancy
(3) The nightly rental rate
(4) The percentage paid to the rental program administrator (Hotel Management)
The actual income earned by owners will depend on how often they choose to make their villa available for rental. Over the course of the year, there are low, high and peak seasons during which rental incomes can increase or decrease.
Regarding percentage paid to the rental program administrator, the villa owner receives 60% while the hotel/rental program operator receives 40% of net rental revenue.
Example: Let’s say you place your villa in the rental program for 292 out of 365 days in the year. Based on an occupancy rate of, for example, 65%, your villa will be rented 190 days out of the year. At a rate of $180 per night (conservative estimate), your total earnings for the year would be $34,200. From this $34,200, you pay 40% ($13,680) in operating costs to Hotel Management, leaving you a yearly income of $20,520 with 73 vacation days per year at your villa.
